This Area's Housing
Groveport skews newer than a lot of what we cover out of Reynoldsburg. Across the wider service area the median build year sits around 1977, with plenty of stock from the 1960s and 70s. Groveport's own median is closer to 1990 - call it a generation younger. That matters because a house built in 1990 came with a different garage door package than one built in 1965: pre-wired opener circuits, torsion springs sized for insulated steel doors instead of the older solid-wood or single-layer aluminum panels, and rollers set up for a wider track gauge. With about 2,300 households in Groveport, you're looking at a fairly consistent building wave rather than the patchwork you'd find somewhere with a longer settlement history. That consistency actually helps us - when we know the era, we know roughly what's behind the trim before we even open the panel.
How That Shows Up in the Door
A door from 1990 has usually been through one or two openers by now, and the springs on it are on their second or third life if the house has had normal use. What we see less of here than in older parts of the area: those old flat torsion springs, non-standard track widths, and doors sized for openings that don't match anything sold today. What we see more of: broken extension or torsion springs sized to a factory-standard 7-foot opening, opener logic boards that have simply aged out, and worn nylon rollers on doors that were never top-of-the-line to begin with. The cold-climate factor still applies - this whole region sits in a severe cold band, and steel contracts, grease stiffens, and springs that are already fatigued tend to let go on the first hard freeze of the season, regardless of the house's age.

Groveport is about 9 miles from our shop in Reynoldsburg.
