This Area's Housing
Most houses around Buckeye Lake went up in the mid-1970s, with a median build year of 1975 - a touch later than a lot of the wider service area, which skews back into the 1960s and even the late 1930s in spots. That matters because 1975 sits right in the transition years between older extension-spring setups and the torsion-spring hardware that became standard through the late '70s and '80s. With only about 1,087 households in this pocket, you don't get the density of newer construction you'd see closer to Columbus, and you don't get the older housing stock either - it's a narrow band, mostly single-family homes built in one construction wave. That means a lot of doors and openers in this area are original or close to it, and a lot of them are due for the kind of wear that shows up right around the 45-to-50-year mark: cracked panels, dried-out rollers, springs that have simply outlived their cycle count.
How That Shows Up in the Door
A door installed in the mid-70s almost always came with a single torsion spring on a steel shaft, not the dual-spring setups you see on newer double-wide garages. On a lot of Buckeye Lake homes, that means one spring doing all the lifting work on a door that's heavier than it was designed to be, especially if a previous owner swapped in a heavier insulated panel at some point. We also see steel tracks that have gone slightly out of plumb from decades of settling, which shows up as a door that binds on one side before it ever gets to the top. Cold-band winters here don't help - metal contracts, lubricant thickens, and a spring that was already near the end of its life often lets go on the first hard freeze of the season, not gradually.

Buckeye Lake sits about 16 miles from our Reynoldsburg shop, which we factor into how we schedule the day rather than treat as an afterthought. We don't keep a second location out here, so a job in this area gets built into a run rather than squeezed in between closer calls.
